PREMIER completes construction of large distribution warehouse in suburban Los Angeles

PREMIER Design + Build Group, LLC recently completed the construction of a 421,478 sq. ft. industrial facility in the City of Industry on behalf of Bridge Development Partners, LLC.

The complex is just 22 miles from downtown Los Angeles – a strategic location for distribution given its proximity to Los Angeles International Airport (LAX), major railroad freight lines, the Port of Los Angeles and the Port of Long Beach.

In order for the project to be constructed, an existing 260,000 sq. ft. warehouse had to be demolished and existing power poles had to be relocated. Much of the material from the demolished building was recycled by crushing, mixing and reusing with earthwork to create a balanced site.

:We are excited to have had the opportunity to be a part of the growth in the City of Industry, this project marks the completion of our third building with Bridge Development Partners in Southern California,” said Steven Gabbert, vice-president, southwest division of PREMIER Design + Build Group. “Together, we were able to turn this underutilized site into a brand new state-of-the-art industrial facility.”

The new building is housed on 19.9 acres of land and was constructed with tilt-up concrete wall panels, structural steel, a steel truss roof structure, glass curtain walls and canopies at entryways. Also featured are 460 parking spaces for employees, 36’ clear height warehouse space, 65 manual-lift overhead dock doors and four drive-in doors.

Gabbert, general superintendent Wayne Nyenhuis, project manager Jeramy Mahfet and superintendent Al Densmore oversaw the construction to completion.

Thienes Engineering, Inc. was the civil engineer, HPA, Inc. delivered architectural services, while HSA & Associates provided structural engineering services. Stuart C. Milligan of Cushman and Wakefield and Tony Phu of Colliers Inc. are the brokers representing the landlord. JP Morgan Chase Bank provided the construction financing.
