Forest City Realty Trust is presenting plans for its proposed 27-story residential project to the Downtown Los Angeles Neighborhood Council’s Planning and Land Use Committee this month.
Designed by Samuel Cordwell Buenz, the tower will replace an existing three-story structure at 949 South Hope St. to deliver 236 market rate apartments to South Park and approximately 6,7000 sq.ft. of ground floor retail.
It will rise from a 17-ft. tall podium housing a landscaped open space on top of its roof. The space will sit at the same level as existing amenity decks of adjacent residential buildings to create a continuous mid-block recreation area.
A separate amenity deck will be constructed for the exclusive use of tenants. It is planned to include a swimming pool and hot tub. Aside from this feature, residents will also have access to a spa, fitness center and barbecue area.
Park will be available in an existing underground garage shared with a neighboring 14-story apartment complex.
Forest City has owned and developed properties in the downtown area for several decades with its LA office currently operating in the existing building at 949 Hope St. Its history in the industry began with the construction of the nearby Skyline Condominiums and Met Lofts, and has continued through recent years with the development of Blossom Plaza and Axis apartments.
Construction of the 27-story tower at 949 Hope will seek LEED Gold certification. Its completion is slated for 2020.
