The Los Angeles County Metropolitan Transportation Authority (Metro) Board has approved a joint development agreement with NOHO Development Associates LLC, a partnership between Trammell Crow Company and High Street Residential.

The project, District NoHo, will transform an 11.8-acre site adjacent to the North Hollywood Metro Station into a vibrant mixed-use development featuring affordable housing, retail, office space, and open areas for the public.

District NoHo will be the largest residential development in Metro’s history, providing more affordable homes and more total housing units than any other project to date with at least 311 affordable housing units in its initial phase. The first phase will also feature approximately 570 mixed-income apartments, with 5% of the units designated for moderate-income households earning between 80% and 120% of the median income.

The entire plan includes more than 1,400 apartments, retail, office space, and about two acres of publicly accessible open space. The Metro Board also adopted the necessary “findings of fact” for the project, a key step in complying with state environmental regulations.

“This is an ambitious project, and it’s exactly the kind of creative approach we need to build the housing that Los Angeles County desperately needs,” said L.A. County Supervisor and Metro Board Chair Janice Hahn. “District NoHo is a model for how we can make better use of the space around our Metro stations, providing hundreds of new affordable homes with direct access to transit right downstairs.

“This is just the beginning — there will be more projects like this along Metro lines in the future.”

Located directly above the North Hollywood Metro Station, District NoHo will be ideally situated at a major transit hub, which serves as the junction for the B Line subway, G Line Bus Rapid Transit, and more than 15 municipal bus lines. This central location is expected to make the development an integral part of the North Hollywood community.

“District NoHo will be a game-changer for North Hollywood, transforming this site into a community gathering space with much-needed housing and retail just steps from transit,” said L.A. City Council President Emeritus and Metro Board Member Paul Krekorian. “This development will help meet our housing needs while promoting a strong, connected community.”

Supervisor Kathryn Barger, who represents portions of the North Hollywood area, also expressed strong support for the project. “I’m pleased to see this important housing development moving forward in my district,” she said. “District NoHo will be an important step toward achieving Metro’s housing goals and addressing our region’s critical housing shortage. I look forward to seeing this project come to fruition.”

District NoHo is expected to serve as a model for future Metro joint development projects aimed at addressing the housing shortage while encouraging the use of public transportation. With its focus on affordability and accessibility, it represents a significant investment in the future of North Hollywood and Los Angeles as a whole.
