Construction of 2.25M sq. ft. industrial campus in Calimesa to be completed in 2024

Birtcher Development, a five generation California-based industrial real estate development firm, has started construction on the Oak Valley Commerce Center in Calimesa. Work is expected to be completed in Q2 and Q3 of 2024.

“Birtcher Oak Valley Commerce Center is poised to be one of our most strategic assets in Southern California,” said Brooke Birtcher Gustafson, managing director, Birtcher Development. “The project is located next to the I-10 freeway, a primary cross-country truck route, and will be supported by a strong labor base with the eventual buildout of 30,000 new homes planned for the region.

“As total vacancy remains low at 0.6%, and 60% of the total new construction pipeline currently pre-leased, we are optimistic about the project’s construction and delivery timeline through 2024.”

Birtcher Oak Valley Commerce Center will include four Class-A logistics facilities with 2.25 million sq. ft., including:

  • Building A – 705,783-sq. ft. cross-dock facility with 5,060 sq. ft. of office space and 118 dock high doors. Construction is expected to be completed in Q2 2024.
  • Building B – 466,172-sq. ft. side-loaded with 5,168 sq. ft. of office space and 69 dock high doors. Construction is expected to be completed in Q2 2024.
  • Building C, a 457,257-sq. ft. cross-dock with 5,114 sq. ft. of office space and 78 dock high doors. Construction is expected to be completed in early Q3 2024.
  • Building D, a 619,358-sq. ft. cross-dock with 5,162 sq. ft. of office space and 109 dock high doors. Construction is expected to be completed in Q3 2024.

All four logistics facilities will feature 40-foot clear heights, flat floors, 10” slabs, a minimum of 185-foot truck courts and an ESFR sprinkler system. A 9-acre trailer lot will also be constructed adjacent to Buildings A and B, providing for 250 trailer stalls.

An 80-acre retail center is also planned immediately adjacent to Birtcher Oak Valley Commerce Center and is also expected to be completed by 2024/25.
