OMP renovates Marina Gateway Industrial Center in San Leandro, lands Torani 15-year lease

San Francisco-based Torani, Inc. has signed a $65 million lease to move its corporate headquarters and manufacturing facilities to the Marina Gateway Industrial Center in San Leandro.

The industrial center, which was originally built in the 1980s, is currently under renovation as a joint venture of Overton Moore Properties and LaSalle Investment Management.

Upon the project’s completion by August 2018, the facility will feature a 32-in. ESFR life system, and a gated truck court for 60 trailers. The site will also have a Water Well capable of supplying 700 gal. per minute, and a sewer capacity with up to $4 million of connection credits.

Moreover, the industrial center has a roof structure built to accommodate solar panels, as well as connectivity advantages with the San Leandro Fiber Optic Loop.

Irvine’s HPA Architecture is designing the project, while KPRS Construction Services is the general contractor. Its renovation was financed by Wells Fargo N.A.

“Our vision for the project was to find an advanced manufacturer or food manufacturing company that could take advantage of our pre-designed building features, excellent freeway access, close to a terrific labor pool and being in the business friendly City of San Leandro. We are delighted to have Torani as a long term customer,” said OMP chief executive Timur Tecimer.

Aside from manufacturing its products at the new location, Torani is planning to open a cafe and tasting area to the public. It will also conduct tours highlighting the facility.

The family-owned business has been operating for 90 years. Its product line includes more than a hundred naturally flavored syrups, sauces and beverages used in creating coffee, sodas, teas, smoothies and cocktails.
