Sugar Pine Village, a new affordable housing community has reached a construction milestone in South Lake Tahoe, unveiling 68 of the total 248 planned homes.

The development is the largest affordable housing project in South Lake Tahoe’s history, designed to provide housing options for families and workers in the region. The project transforms previously vacant state-owned land into a residential community.

“Today we advance our strategy of transforming underutilized state properties into thriving affordable living communities for Californians,” said Gov. Gavin Newsom. “I congratulate Related California and the Saint Joseph Community Land Trust, as well as the state agencies who led the way.”

The community features all-electric modular construction, environmentally friendly building practices, and amenities such as parks, walking trails, and gathering spaces. The next phase, which will add another 60 units, is already underway and expected to open in October 2025.

“This project not only provides housing but also uplifts the hardworking people who are the backbone of our economy,” said Gustavo Velasquez, director of Housing and Community Development.

This opening marks the second successful project under Newsom’s Excess Sites Program, which has identified 49 state properties for potential housing development. Currently, 20 sites are in various stages of development, projected to yield approximately 4,500 affordable units.
