Thompson Builders breaks ground on $107 million affordable housing project in San Francisco

Thompson Builders Corp. has broken ground on a $107 million affordable housing development at 300 De Haro Street that will bring 425 units to San Francisco.

The 11-story, 180,880-square-foot building is the largest residential project to start construction in the city in 2024 or 2025, according to project officials. Located at the border of Potrero Hill and Showplace Square, the complex will convert what was once a stalled market-rate proposal into a fully affordable community.

Units will be reserved for households earning between 30% and 80% of area median income, with most targeted at about 60%. Some will be set aside for households earning as little as 30%.

“This project underscores the scale and urgency of San Francisco’s affordable housing efforts,” said state Sen. Scott Wiener, who joined community leaders and project partners at the groundbreaking ceremony.

Amenities will include co-working spaces, a fitness center, outdoor terraces, a rooftop lounge and nearly 6,000 square feet of retail space.

The development moved forward under Senate Bill 35, a state law designed to streamline housing approvals, and is not reliant on city funding.

Thompson Builders has been involved with the project since 2021, working with DM Development and BAR Architects to reshape it from a 12-story, 450-unit market-rate proposal into the current affordable housing plan.

“Through value engineering, architectural redesign and entitlement work, we were able to ensure the project could advance as a financially feasible, equity-driven development,” said a Thompson Builders spokesperson.

Community leaders at the event said the project represents both a major construction milestone and a long-term commitment to housing equity.

“With construction now underway, Thompson Builders remains committed to delivering this project with integrity and design excellence,” the company said in a statement.

The project is expected to open in phases once construction is complete.
