Urban Catalyst breaks ground on 278-unit Aquino development in downtown San Jose

Urban Catalyst has officially broken ground on Aquino, a new 278-unit apartment complex in Downtown West San Jose, marking a major step in the city’s effort to expand housing in the urban core.

The eight-story development at 498 W. San Carlos Street will include 211 studio and one-bedroom units, 67 two- and three-bedroom units, and 14 deed-restricted affordable units for very low-income households. The project also features amenities such as a fitness center, co-working space, courtyard, dog walk area, yoga room, sauna lounge, and a penthouse lounge with balcony patios.

Swenson has been named the general contractor for the $135 million project, which is financed in part by a $112.5 million construction loan and the UC Multifamily Equity I Fund, which has raised $16.15 million to support the development.

The building, designed by BDE Architecture, will feature a barcode-inspired façade, curved corner windows, and private balconies. It is located approximately half a mile from Diridon Station, offering convenient transit access. Parking will include 167 car spaces and 88 bicycle spaces.

Completion is expected in late 2027.
