Developer files plans for housing development rising at edge of Koreatown

A six-story mixed use building will soon rise on a vacant lot situated at the eastern edge of Koreatown in Los Angeles based on plans filed by an unknown developer on Jan. 18.

Set for construction at 2482 James M. Wood Blvd., the building will be given additional incentives because of its proximity to the 204 bus line and the  Wilshire/Vermont subway station, such as an increase of 50 or more residential units.

It is unclear whether the development will include condominium or apartment units, but its plans include 193 residential units and 19,544 sq.ft. of commercial space, with 20 homes reserved for low-income tenants.

According to permit records, a two-story apartment structure with 15 units was recently demolished to make way for the project.

A report states that local developer Jamison Services may be connected to the proposed project. Although it was not indicated as the project applicant, the site’s deeds and corporate registrations show that an owner of the site has the firm’s mailing address.

In addition, Jamison Services is also moving forward with another residential project in the same area. The firm declined to respond when reached for comments.

The mixed-user has been revised for several times over the years. In 2013, plans were filed for a mixed use building with 187 residential units and 18,000 sq.ft. of retail space on the north side, and another similar structure with 224 units and 25,800 sq.ft. of ground floor retail on the south side.

However, such proposal was terminated by majority owners of the property, Archeon International Group and developer Young Kim. Kim still owns most of the parcels at the site through 900 Vermont LLC.
